Booking Terms & Conditions

The Terms and Conditions (T&C) apply to any property booked through LondonDreamHouse (LDH) or via other agents on its behalf. LDH is the “host” and the client or “guest/s” are the occupants who stay in the property that has been reserved for the period for which a full payment has been made prior to arrival and where the lead guest making the booking has provided full names and addresses of the guests.

In order to confirm your booking, at least a 30% deposit must be received to confirm the booking confirmation. The remainder balance must be received by 6 weeks prior to arrival. If the booking and arrival dates fall within the 6 weeks, then full payment is required. A booking form must be filled that will be emailed to the client making the reservation that needs to be filled and returned to complete the reservation. The host reserves the right to cancel the booking if full payment is not received by this period and to retain the paid deposit as per the Cancellation charge schedule given below. If payment has made via an intermediary such as Airbnb then this full payment will be made by the guest to the intermediary who will then pay the host.

SECURITY DEPOSIT

A completed Credit Card Security Deposit authorization form must be presented before or on arrival with all required supporting documentation. The host will need a credit card of the principal guest as a guarantee. We will place a hold for the security deposit amount on your credit card on arrival and which will be released in full within 48 hours of departure subject to any damage caused to the property during your stay. The greeter will need to confirm the card at check-in or if not she/he will require details of another card at the time of check-in.
EXTRA CHARGES

Extra charges such as cleaning (when not included), extra bedding and early/late arrival (when your arrival is before 0900 or after 19.00) must be paid in advance.

A late arrival charge of £40 for any arrival between 1800 and 2159 and £50 for any arrivals from 2200.

£20 administration charge for any change to reservation including change of reservation dates, number or name of guests etc.

CANCELLATIONS

An administration charge of £100 will be applied for cancellations made in writing with the following refund schedule:
• 100% refund for a cancellation notice up to 60 days of arrival.
• 80% refund for cancellation notice of between 30 and 60 days of arrival
• 30% refund for a cancellation notice is between 14 and 30 days
• 0% refund for a cancellation of less than 14 days or non-arrival (“no show”).
The above schedule will not apply where the booking condition states “no cancellations” and in which case there will be no rebate in case of cancellation. The host reserves the right to issue a cancellation at any time with full rebate of any pre-paid payment and although every effort will be made to find alternative accommodation the host will not be liable for any costs related to this event.
It is advisable to have in place adequate travel insurance to cover the risk of cancellation and no show.

NUMBER AND IDENTITY OF GUESTS
You, the client, will inform the host of the number of guests included within the booking. Unless otherwise agreed by the host, only the number of persons indicated by the client when booking shall be authorised to use the apartment. The number of persons who may use the apartment may not exceed the number of persons allocated for each apartment. Pets are only allowed where permission has specifically been granted and subject to the relevant payment supplement. In the event that the host, or any of its agents, discover any infringement of the aforementioned obligations, the host, at its sole discretion, will be entitled to request the client to leave the apartment and the client shall have no right to claim any type of compensation whatsoever.

CHANGES AND SPECIAL CONDITIONS

Guests are advised to have appropriate travel/medical insurance in force for the period of their holiday.

The owner of the property, host or their servants or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical or weather problems to transport, aircraft, closure of airports, or any other even deemed beyond the owner’s control.
The host reserves the right to decline to accept or retain any person as a client whose conduct is deemed to be disruptive to other occupants in the building. We shall be under no liability to accept any costs incurred or responsibility for, any such person.

In the event the property is uninhabitable the guest will be informed in advance and alternative accommodation provided and in such an event, the guest will be offered the option to full rebate of the entire booking cost if the offer of alternative accommodation cannot be provided within 4 miles of the property to the guest.

Internet/WIFI is included for all bookings.

Should you experience any problem whatsoever please contact us and we will do our best to assist and rectify the matter as soon as practically possible.

Check-in time: any day of the week from 2.00 PM to 6.00 PM. A different time can be agreed, according to the availability. A late payment charge will be payable for check-ins/outs before 9am and after 1800pm of £40 (£50 during December).

Check-out (any day of the week) is by 11.00 AM.

A different time can be agreed, according to the availability.
Please let us know in advance the time of your intended time of arrival and departure. Unless you have arranged with us a different check-out time we will assume that your check-out is no later than 11.00 AM. A later check-out may incur a partial fee and can be discussed with the Concierge staff.
In confirming the online booking the guest agrees to these Terms and Conditions.

Cleaning
The apartment shall be cleaned prior to the arrival of each client in the apartment. When leaving the apartment, the client will be obliged to leave the apartment in a reasonable condition. The host or his agent will be entitled to deduct any cleaning charges from the credit card used to secure the booking or from the card taken for security deposit for any damage, losses or extra cleaning.

Our Website
The host reserves the right to update any of its terms and conditions at any time. The obligation is placed on all users of the website to ensure adequate measures are taken to maintain an awareness of such terms and conditions on a regular basis. By agreeing to use this site, it is implied that any such changes are accepted by any such third party and, that any such third party undertakes to comply with any such changes. Whilst LDH does its utmost to maintain the accuracy of the information contained on our website, we cannot be held liable for any errors or omissions that may arise or be responsible or liable for any negligence in relation to information on or accessible from this website. These terms do not affect consumer statutory rights.

Data Protection and Privacy Policy
Please read through the following policy statement to understand how we treat your personal data after it has been collected through use of our website. We can assure you that we only use your data as specified within this statement and for our legitimate business reasons.

When do we collect data?

We can collect data from you in two ways:
• When you book an apartment through our website or via a partner booking agent.
• When you speak to one of our customer services personnel.

What do we do with your personal information?

When you book an apartment through our website, we will need to collect information about you to facilitate the booking. This information may include, but is not limited to, details such as your name, address, telephone number and credit or debit card details. Unless we have your express consent we will only disclose personal information to third parties if it is required to complete your transaction with us.

Do we sell your personal data to third parties?

We do not sell, rent or trade your personal information to third parties for marketing purposes without your express consent.

Consent

By disclosing your personal information to us using this website, by email, social media or over the telephone, you consent to the collection, storage and processing of your personal information by the host in the manner set out in this Privacy Policy. Some information and emails sent to the host may be used as testimonials on our apartments but no e-mail address or contact details will be displayed.
